It is extremely important that you quote your 12 digit Tenant Reference Number when making any payments to ensure your payment is allocated to your account. I have already paid my ground rent

If you believe you have already paid your ground rent then please check the rent was paid to us and not any other company. If you believe the rent was paid to us then please forward evidence of this to Info@landmarkcollections.co.uk and we will investigate.

How do I locate my Tenant Reference Number?

Your Tenant Reference Number is a 12 digit reference number that will always begin with 5. Please refer to any written correspondence from Landmark Collections to obtain your Tenant Reference Number.

Can I pay by standing order?

You can set up a Standing Order payment to pay your Ground Rent but you will need full details of when your payments are due, how much they are for and whether there is a payment review as per the terms of your lease in order for you to set up the payments correctly. How do I obtain a payment receipt?

Why do I have to pay ground rent?

You have to pay ground rent as you do not own the land that your property is built on, instead you have a lease on it for which you pay rent. If you do not pay your ground rent, or break other terms of your lease, your property may be at risk.

What happens if I don’t pay?

Paying your ground rent is a condition of your lease and is an unavoidable legal requirement there are penalties for non-payment. You need to prove you have paid your ground rent to sell your lease or make property alterations.

We issue your ground rent demand notices (in accordance with the Leasehold Reform Act) up to 60 days before the due date.

If we have not received a payment from you 6 weeks after the due date, we send:
– A first reminder letter which will not incur a fee.
– A second reminder letter (14 days later) charged at £60.00
After the second letter, the case will be referred to a Debt Collection agency and incur further charges.

Ground rent is a higher ranking debt than your mortgage. It is important that you pay your ground rent to avoid being in breach of your lease.
